The Role of the Internet and Rehablist in Real Estate Investing

The Internet is practically a treasure trove of ideas and information that can help an aspiring investor. There are web sites that offer a crash course on real estate investing while others provide instructional materials such as e-books, articles, and various write-ups. For those who aren’t fond of reading written manuals, do not worry because watching instructional videos on video-sharing sites can definitely help improve your knowledge of real estate investing.

Reading the blogs and online journals of successful real estate investors can also boost one’s skills in flipping houses or buying and rehabbing fixer upper homes. Many of those who made it big in the business are sharing their secrets with fellow investors just to be of great help to these people.

Over the years, the Internet has played an important role in the development of real estate investing. Aside from providing brokers and realtors with all the resources they need to succeed in the business, the Net has also helped homeowners sell unwanted properties and market them to attract buyers and meet potential business partners.

Investors can also count on the Internet to find financers for their business. As we all know, real estate investing mainly involves buying and reselling homes. An investor wouldn’t succeed in the business if he couldn’t find the means to buy the property that he wants to resell at a higher price. This is why he needs the assistance of a hard money lender and the Internet is the perfect place to look for one.

For the benefit of those who don’t know anything about a hard money loan, here’ a quick explanation. A hard money loan is a form of asset-based loan financing secured by the value of a collateral property. It usually has 65% to 70% maximum loan to value ratio. For instance, if a borrower uses his $100,000 property as guarantee for his loan, he can borrow up to $70,000 from the lender.

Meanwhile, Rehablist.com is a fine example of a web site that gives individuals various information about real estate investing, as well as provides them with the opportunity to advertise the property that they are selling. Through the site’s “free real estate advertising” service, owners of undervalued, distressed, and fixer upper homes can be sure that the homes they are selling will get the maximum exposure they need. Thus, homeowners don’t have to wait that long to earn extra money by selling unwanted real estate assets. All they have to do is register with Rehablist.com.

Rehablist also provides leads to the best hard money lender in town. The site brings together hard money lenders and real estate investors who are looking for someone to finance their business. Like the Internet, the site is indeed a treasure trove of resources for real estate investing.

Recession Proof Marketing: 7 Ways to Jumpstart Your Internet Marketing That Won’t Break the Bank

Copyright (c) 2008 OnlineBizU.com

I’m not sure whether or not to pay attention to all the negative news reports about the state of the economy. For the most part, I’ve discovered that virtual businesses don’t quite suffer the same economic highs and lows in the same way as the rest of the country (or the world). However, in the life span of every business, there is a “recession”, or a point in which there’s a downturn or a decline of income. Typically, this recession period is short and cyclical, which puts the service business owner on an income roller coaster at times, especially if the business owner hasn’t developed multiple streams of income.

In a downturn, what’s the first thing to go? The marketing budget. Suddenly any and all marketing activity is canceled or suspended because of a fear of spending money when less money is coming in. If you don’t continue to marketing your business, even in times of recession, how will people continue to find out about you? A recession, or a slow period, is the perfect time to ramp up your marketing efforts. Why? Because you’ll stand out in a sea of businesses who’ve given in to their recession fears and reigned in all marketing efforts. Consequently, your marketing efforts will be that much more effective.

Here are 7 inexpensive strategies you can use to jumpstart your Internet marketing even when business is slow and you’ve got more time than money:

1. Comment on blogs. Use Google Blog Search or Technorati to locate higher traffic blogs that your target market might read. Use a blog feed reader, like Bloglines, to receive regular updates on these blogs. Make it a part of your daily habit to read the updates each day and post thoughtful, relevant comments on those posts (not just “Hey, great post”) where you have something to add. Adding your email signature file and your call to action is a no-no when commenting on blogs, so instead, use the name field of the blog comment form to your advantage. Instead of just entering your name, enter a quick nickname for yourself as well, such as Jane Smith Sales Diva or Holly Johns Marketing Maven. Compel those readers who have learned from your posts to check out your website.

2. Submit articles. If you’re not busy working with clients, get busy creating content. Writing and submitting articles to major article directories will drive traffic to your site, establish you as an expert in your target market’s eyes, and give you content to repurpose into information products. Tips-based articles, like this one, are the easiest to create, the easiest to repurpose, and are the easiest for the Internet surfer to digest.

3. Host teleseminars. With the vast availability of free bridgeline services, it’s quite easy to hold a teleseminar. You can use one of your tips articles as your starting point, put together a description, list the teleseminar in various places online, and record your class. You’ve engaged your audience by delivering valuable content to them (part of the like, know and trust process), have added subscribers to your list, and have a complete info product that you can sell or make available to your website visitors.

4. Embrace social networking. No longer do you have to get dressed in your business suit, jockey for a parking spot, and pay a fee to attend networking events. Online social networking, like on Facebook and Twitter, can now be done from the comfort of your home office, with comparable results to attending a face-to-face networking event. Determine where your target market hangs out in the social networking arena, and create accounts with those services. Complete your profile and start making friends and connections. Ask, questions, provide answers, be helpful, and build your business.

5. Speak before groups. Have you created your signature speech or teleseminar that you can present whenever you’re asked to speak to a group? If not, there’s no time like the present to create one. Research groups that contain your target market both in your geographic area and online. Contact the meeting hosts and offer to speak to that group and provide the host with your signature speech descriptions. Make it as simple as possible for them to invite you to be the speaker. Once you’ve landed the gig, strategize your best call to action for the group — do you want participants to sign up for your email list, purchase a product, or book a consultation?

6. Seek out strategic alliances. Brainstorm a list of business colleagues with whom you’d like to create some type of alliance. Make a phone call or send an email to set up a get acquainted (or reacquainted) meeting and explore the options of what each of you can offer to the other’s business. Perhaps you can offer to interview your colleague and invite your list, or maybe you’ll think of a project you can work on together. In slow times, who you know becomes more important than what you know, so make the most of your down time and create some strategic alliances.

7. Start a podcast or create a video. With the download of free recording software, like Audacity, or purchasing an inexpensive video camera like the Sony Flip, you can create an audio podcast or a video quickly an inexpensively from your home office, and list it in various podcast directories, like iTunes, or in video hosting sites like YouTube. If you’re not sure what to talk about in your video or podcast, take a look at your articles and read one of those for your audience. Don’t forgot to include your call to action for your listeners/viewers.

A recession doesn’t have to mean gloom and doom for the savvy business owner. Take advantage of this slower time and ramp up your Internet marketing efforts by using strategies that won’t break the bank. You’ll become better known, have content ready for information products, and become the “top of mind” expert in your industry.

The Top 7 Surefire Ways To Generate Internet Leads For Your Online or Offline Business

There are plenty of ways to generate leads for your business. We are going to go over the top seven.

I woke up in the middle of the night in a cold sweat after waking from a dream about how all of my traffic (leads) had disappeared. Why? I had gotten away from the basics and was marketing using some played out tactics that no longer worked.

In today’s day and age, you need to use a variety of marketing methods. Get really good at mastering 2 of them. Notice I said 2 not seven. To find the two, you are going to have to use 7 to see which ones generate the most leads and traffic.

The 7 venues I feel are the best of the best are Blogging, Article Marketing, Google Adwords, Video Marketing, Banner Advertising, Forum Marketing and Direct Mail Postcards.

Blogging

There are tons of blogging platforms on the web. Word Press, Blogger and Type-Pad are just a few. Blogging has become very popular in todays day and time and a lot of people use it to brand themselves with. It is a person’s hub or home base if you will.

Blog posts can show up in search engine results on Google and many other search engine sites for the specific keywords that were used in your post. For instance, if someone did a blog post on “The Top 7 surefire ways to generate leads for your online or offline business”, and someone types in “surefire ways to generate leads”, your post could show up.

Some of the benefits of blogging are very easy to publish. If you can type, you can blog.

Blogging allows your audience to easily find your content or the content they are looking for.

It’s a very social way for you to become a part of the online community and share your thoughts, feelings or attitude with your audience.

Blogging is viral. It makes your message available to countless people around the world.

It allows ease of linking. It is easy for people to link to and from you.

It is easy to take a blog post and then turn that post into an article and post it in article directory’s, blog directories, etc.

Article Marketing

Article writing and marketing is a very cheap way to drive highly targeted traffic to your website. It helps build trust between you and your reader and allows you to establish credibility. By no means to you have to be an effective writer to have a killer article campaign.

Once you write an article, it is important to get it out there to as many sites as possible with different variations of your article. My favorite program to do this is Automatic Article Submitter, which blasts your article out to over 200 article directories. This drives mad traffic to your site and creates backlinks to your original content, which creates very relevant information for Google to index. I go more into this process on a previous post on my blog.

You can optimize your articles with relevant keywords that people search for and your article will then show up in the search engines when people go searching for them.

Next we are going to discuss the God Father/Mother of Internet Marketing and Lead Generation. Google Adwords.

Google Adwords

Google Adwords is the fastest way to get immediate traffic, HANDS DOWN!! It can also be the most intimidating of methods. You don’t want to just dive right in. You want to at least read Perry Marshal’s definative guide to Google Adwords. You want to make sure that you are putting your marketing dollards where they count. Google is the place to generate hoards of traffic, however, it’s not the place to sling mud against the wall and hope something sticks, cause you’ll go broke quick.

If you want to know where people are creating 7 figure incomes online, it’s done through GOOGLE, PERIOD! Case Closed! People are always searching for what you have to offer online. If they click on your Google Ad, you are one step closer to having a lead and new business partner or whatever it is your selling or offering online.

The next way to generate leads and traffic is through video marketing.

Video Marketing

This is my absolute favorite way to market online. I love it and I am damn good at it. I use a FLIP cam for all of my vidz ,but there are hundreds of cams you can use that work just as well. Right off the bat I will tell you, if your going to do videos, you need Traffic Geyser. Yep, you get it 30 days for free (I think). Then it’s $97 a month and well worth it. I don’t know anyone who has had success with videos without using the Traffic Geyser software to blast the videos and content everywhere on the web.

Here are the stats on who watches videos:

* 71% Employed, 15% are students
* Median Income $75,000
* Almost 50% are married
* 70% are college educated That is a GREAT audience!

People like to watch things rather than read them and videos gives them a chance to see and feel who you are as a person.

Next, I will briefly discuss Banner Advertising.

Banner Advertising

Banners are the little or sometimes big squares or rectangles that you see on people’s websites like such:

The awesome thing about banners is that you can target the exact person your looking for, right where they hang out online. You simply put your banner ads on the websites that your audience is looking for and presto. Banner ads provide a consistent flow of traffic and you can plan your advertising in advance.

Another free source of traffic can come from Forums.

Forum Marketing

Forum marketing is one of the easiest and cheapest ways to generate traffic as well as brand yourself as an expert online. All you have to do is participate in the discussions that you are interested in and provide value to the “threads” in the forums.

Keep in mind. This is not the place to pitch your business or you will get eaten alive and lose all credibility. It is a place to learn, share knowledge and gain trust, period! I recommend The Warrior Forum.

Last but not least is direct mail.

Direct Mail Postcards

A lot of marketers are missing a whole market here. Direct mail is not dead and can be an awesome source of leads and new business. It can be quite expensive, so this is not for the person on a budget. We have a company that does the printing and mailing of them. You will have to shop around. I highly recommend a campaign, meaning, don’t just send out 10,000 postcards. Sent out 3 waves of 10,000 postcards about 2 months apart. This is the drip method and your recipients will start to remember you.

Well folks, I would have liked to be more specific for each of the 7 traffic methods, but that would be like a course and I would have to charge you for that. So for now, you just got like thousands in information for FREE so enjoy it and put it to work.

Sure Firely yours,

Josh Boxer

Online career – How you can succeed in Online Internet Business – And why you failed before!

Everybody wants to tell you how to make a living online? You feel you are tired of all these quick methods presented to you with false hopes of quick return to become the next millionaire?

I have certainly become tired of these next to nothing worth advices about how I can create my fortune by only signing up to a almost automatic system, requiring next to nothing of efforts to bring you in the money you seek.

My name is Stig-Arne Kristoffersen and I hope I can contribute to a turning point in your search for your online career, if that is what you want to do.

There are many people out there promising to reveal how to build an Internet empire and promise you riches beyond your belief.

How many times have you not been disappointed and see no result from their solutions? I bet you there are many times.

I will tell you why this happened, because there are no secrets on how to build a successful online business.

Yes, and so what, you will tell me. What does it take to create a successful online business then?

First, you need to stop treating your idea as a hobby or just a past time activity. You need to start to realize that in order to make money online, you need to behave like a regular business owner.

You need to watch trends and learn how other successful business people are doing things.

Web 2.0 technology has made social networking a big hit, and several social networks are already established out there to reap the benefit of this technology. Facebook, linkedin and ecademy are examples of this. There is an endless list of networks out there.

You are maybe no technology freak, and may ask yourself at this stage, what is Web 2.0?

All you need to know is that this second generation of world wide web technology changes the way people like you and me are marketing our products and services. The Internet has become much more interactive and like minded people gather together in niche social networks to share their ideas and thoughts with each others.

Special Interest Communities are built where people contribute to the internet and make internet interactive.

Blogs came out on the Internet as a function of Web 2.0 development. Therefore you have the chance to take benefits from this technology by creating your DRB – Direct Response Blog.

So what is a DRB then, you might ask me at this stage?

A Direct Response Blog is a only web site with a very specific goal. A blog is a perfect starting point for you to learn the vital foundations on how to create an income from the Internet.

I will show you Blogging Business Models which can start you on the path of success.

All you need to promise me is that you commit yourself to your Blog when you have found a specific goal you want to achieve with it.

Business Model number 1 is called Blog flipping.

What this means is building a blog with the sole purpose that you are going to sell it.

Recently blogs have been sold for anywhere between 2,000 and 8,000 dollars. We are talking about blogs that have been around for as little as 6 months. There are of course individual factors to how  much a blog will sell for so you need to consider some points to consider before building a blog to flip (sell).

First you have to target a Market.

This is obviously a big factor since the more lucrative the market the more money you can expect to get for your Blog. So before jumping into building a  blog it may be worth checking out websites like AWEBER.COM and DIGITALPOINT.COM

to see what niche markets are selling.

Secondly you need to consider the Domain Name.

The domain name of the blog can help especially if its short and memorable you may also want to consider if it is keyword rich for the market you are targeting.

Thirdly you need to look into potential Income Streams

Another big point to consider before building the blog is what streams of income are available for the market you are targeting. Ideally you want as many as possible so plenty of affiliate products, advertisers  paying for payperclick ads etc.

An important point to consider it to not Personalize the Blog.

Blogs can have a very personal feel about them which is not a good thing if you plan to sell, if the regular readers are coming just because you have a great sense of humor then this can be a problem because once you sell the blog the readers will disappear and the buyer will feel ripped off. So you don’t want to personalize the blog too much.

What are potential blog buyers looking at when buying a blog? You need to build an understanding of what you must concentrate on when growing the blog.

First you have to think of the look of the blog.

The blog has to have a professional trustworthy look and feel with a nice looking header graphic, which is the first thing visitors will see.

Then you need to think of Blog visitor’s.

You need to keep a statistics of how many visitors/ page views the blog receives, this could be on a daily, weekly and monthly basis.

You need to consider Blog Subscribers as well.

You need to provide to potential buyers how many people subscribe to the blog either via email or rss feed.

Of course the potential buyers will know about Blog Income.

You need to provide an overview what income the Blog has already made and explain how steady this income is. You also need to give some ideas whether there could be some future income streams that could be added to the blog.

Keyword Ranking is a parameter potential buyers looks into as well.

How well is the blog ranking for any competitive keyword search terms in the big 3 search engines (Google, Yahoo and MSN).

Are there any other Ranking you could mention, then do it.

Does the blog have a google pr rank, technorati and alexa ranking?

Then finally they would look into the Links parameter.

They would be interested in knowing how many inbound links the blog has.

A lot of this is common sense when you want to make the blog as lucrative a possible to potential buyers.

Business Model number 2 – Affiliate Method

Let us talk about promoting affiliate products you’re your blog. There are 2 major ways to succeed with affiliate marketing.

The first one is to target keyword phrases that people would search for when they are in buying mode. What this means is when they are on the verge of buying a particular product. The kind of phrases you want to pay particular
attention to are actual product names so for example if they were searching for an electrical item they would search for the particular brand and model, or if it was a book or dvd whatever the case may be people will search for the name of the book or maybe the authors name.

Either way you can be pretty sure a visitor is in buying mode when they use name specific keyword phrases. As you would imagine keyword research tools from providers such as keyword elite and wordtracker are vital.
Your blog posts would be in the format of product review or maybe product comparison that way you could promote more than one product at a time.

The second way to succeed with affiliate marketing is to build an audience who trust your advice so that would mean sharing important and helpful information and then link in a product recommendation.
For this to work you would really need to know your target market and preferably have hands on knowledge of the products you are promoting.
If you build credibility in your target market then product owners may even approach you to promote there product or if you had a strong readership you could approach product owners yourself and ask for a review copy.

Affiliate marketing ties into the blog flip method we talked about above. You would maybe consider to put some banners or text ads linking to affiliate products that
are popular that way if the blog was bringing in some income before you sell it off then that will only raise the market value of your blog.

You should also be building an email list as part of your blog so you can send promotional emails now and again to bring in further revenue this can and should be done no matter what blogging business model you decide to choose.

12 methods on how to build a list of subscribers to your e-mail newsletters.

Newsletter Sign-Ups from Your Website

All e-mail management services provide the HTML for a subscription form which you can paste into your webpages, so the technical aspects of getting subscriptions aren’t difficult. The real issues relate to marketing.

Priority placement. Place the sign-up form prominently on your homepage, “above the fold” (i.e., visible on the first screen without having to scroll). Graphics and placement should draw the eye to this form. Getting subscriptions must be a high priority for your site if you hope to succeed! Multiple forms. Put a subscription form on nearly every webpage in your site. I’ve put a subscription form at the end of every article to catch readers when they’re ready to take another action. Provide a rationale. In these days of information overload, you’ll have to explain the benefits of subscribing in a compelling way. Provide an incentive. Offer a white paper, free e-books, entry in a contest to win an iPhone, discount coupons, the promise of Internet-only specials — something that your subscribers value. Better yet, encourage use of the “forward to a friend” function that e-mail management services provide.

Offline Subscriptions

If you have the kind of business where you contact your customers on the phone or face-to-face:

Ask customers to subscribe as you ring up their orders, providing a small registration blank next to the cash register or a bowl where they can leave a business card to subscribe (and enter a drawing). Exhibit in shows and actively solicit newsletter subscriptions. Provide telephone guidelines for employees to explain how to ask for a subscription during each call. Display your domain on all printed materials with the benefits of your newsletter — on sales collateral, fliers, bags, business cards, advertising, etc.

Subscriptions from Other Lists and Websites

A final approach is to seek subscriptions from other websites and newsletter lists.

Ask for a subscription during online checkout. Everyone who makes an online purchase should be asked to check a box to indicate his or her desire to receive a free newsletter subscription. Co-registration. You find partners whom you ask to place your subscription form on their “thank you for subscribing” webpages and offer to put their subscription forms on your thank you page. (www.coregcomplete.com) provides software to facilitate this. Some companies provide e-mail subscribers at 25¢ and up. Be careful, however, since co-reg subscribers often don’t realize what they’ve really signed up for, may not be well targeted, and may unsubscribe or go dormant quickly. Monitor these subscribers carefully. Reciprocal plugs in complementary newsletters. Find newsletters you enjoy and ask the editors to plug your newsletter to their lists in exchange for you plugging their newsletters to your list. This works best when your list isn’t too much smaller than theirs.

You don’t have to use all these approaches, but employ as many as possible. Now go out there and build your list!

Business model number 3 is pay per click. Now for those of you who do not know what pay per click is, it’s quite simple you place advertisements within your blog and if somebody clicks on the advertisement you get paid a percentage of what the advertiser has paid to place the advertisement with the ad network.

Sounds simple, well it is BUT there are a few drawbacks which I will cover first.

The amount you get paid per click is usually quite low so to really make money with this method your blog needs to be getting a serious amount of traffic (visitors) as obviously not everyone who visits your blog will click on a advertisement.

You have to have advertisers that are willing to pay for ads in your chosen market, so if you are in a small niche you may struggle.

The last drawback I am going to cover is if you have affiliate links on your blog as I talked about in business method number 2, do you really want to loose a visitor for a small amount that may have gone on to buy the affiliate
product which you would have got a better percentage from.

Pay Per Click Networks

There are many ad networks but the most widely used program is google adsense but there are others such as chikita and bidvertiser, all you have to do is visit there website and sign up for free then once your blog has been accepted you can place there code on your blog. After that the network will visit your blog and place relevant advertisements
aimed at the subject your blog or posts are about.

The ads come in all shapes, colors and sizes to suit your blog so you will need to test different locations on your blog to see which placements get the most clicks also you can use different networks on the same blog so it is worth testing to see which network brings in the most money.

Look out for my next article, where I will cover 2 more business models for a successful Direct Response Blog, which can be your way to a successful online Internet Business.

You can easily combine these advices with knowledge from my articles called:
